These Terms and Conditions govern services provided by Squeaky Clean of T.C. LLC, also referred to in these Terms as “Squeaky Clean,” “we,” “us,” or “our.” By requesting an estimate, approving a quote, scheduling services, allowing work to begin, or submitting payment, the customer agrees to the applicable provisions of these Terms and Conditions.

1. Acceptance of Terms

These Terms apply to residential and commercial customers unless a separate written agreement states otherwise. A customer may accept a service agreement by approving a written or electronic quote, signing an agreement, scheduling service, authorizing work, allowing our employees or contractors to begin work, or paying an invoice.

Job-specific terms shown on an estimate, quote, work order, service plan, invoice, or other written agreement are incorporated into these Terms. If a job-specific written term conflicts with this website, the job-specific written term will control for that particular service.

2. Services

Squeaky Clean may provide window cleaning, screen cleaning, exterior building cleaning, soft washing, specialty cleaning, snow blowing, snow removal, and other property services described in an approved quote, work order, or service agreement.

Only the services specifically listed in the approved quote or work order are included. Services that are not listed are not included unless authorized by the customer and accepted by Squeaky Clean.

3. Estimates and Quotes

Estimates and quotes are based on the information and property conditions reasonably available when the estimate is prepared. Unless otherwise stated, a quote is an offer to perform the listed services at the listed price and is subject to scheduling availability.

An estimate may be revised if the actual size, quantity, accessibility, condition, level of contamination, required equipment, or scope of work differs materially from what was represented or reasonably visible during the estimating process.

Quotes do not include concealed conditions, undisclosed hazards, specialty restoration, repairs, paint removal, adhesive removal, mineral restoration, construction cleanup, or additional labor unless specifically stated.

4. Scope of Work and Additional Services

The approved quote defines the scope of work. If the customer requests additional work, or if additional work becomes reasonably necessary to complete the requested service, Squeaky Clean may provide a revised price or request authorization before continuing.

Verbal or electronic authorization from the customer or the customer’s authorized representative may be sufficient to approve additional work. Additional services will be added to the final invoice.

Squeaky Clean may decline work that falls outside the agreed scope, cannot be completed safely, may damage the property, or requires equipment, licensing, repairs, or expertise beyond the services we provide.

5. Scheduling and Arrival Times

Appointment dates and arrival windows are scheduled in good faith but are not guaranteed unless expressly confirmed in writing. Weather, traffic, equipment issues, employee availability, earlier jobs, safety concerns, and other circumstances may affect arrival or completion times.

We will make reasonable efforts to notify the customer of significant scheduling changes. A delayed arrival does not automatically entitle the customer to a discount, refund, or cancellation without charge after work has begun.

6. Property Access

The customer must provide safe and reasonable access to all areas included in the service. This may include access to the building, gates, driveways, windows, water sources, electrical outlets, parking areas, and other parts of the property.

If access is unavailable, restricted, unsafe, or delayed, Squeaky Clean may complete only the accessible work, reschedule the service, revise the price, or charge for time already committed to the appointment.

The customer is responsible for providing any access codes, keys, instructions, permissions, or building contacts needed to complete the work.

7. Customer Responsibilities

Before service begins, the customer agrees to:

  • Provide accurate information about the property and requested work.
  • Disclose known hazards, damage, leaks, loose fixtures, electrical problems, security systems, or restricted areas.
  • Remove or secure fragile, valuable, irreplaceable, or sensitive belongings near the work area.
  • Move furniture, decorations, plants, electronics, vehicles, and personal property when reasonably requested.
  • Secure pets and keep children, occupants, tenants, customers, and visitors away from active work areas.
  • Ensure windows, screens, doors, gates, locks, and other components are reasonably operable.
  • Obtain any approvals required from owners, landlords, tenants, associations, or property managers.

If our crew assists with moving an item as a courtesy, the customer accepts the ordinary risks involved unless damage is caused by our failure to use reasonable care.

8. Safety and Work Areas

Squeaky Clean determines the methods, equipment, staffing, and access techniques reasonably appropriate for the work. This may include ladders, water-fed poles, pumps, hoses, lifts, cleaning solutions, pressure-washing equipment, snow equipment, and other professional tools.

Customers and other persons must remain clear of ladders, lifts, hoses, cords, wet surfaces, chemicals, falling debris, moving vehicles, snow equipment, and designated work areas.

We may stop, alter, or refuse work whenever conditions appear unsafe or create an unreasonable risk to people, animals, property, equipment, or our crew.

9. Weather and Service Delays

Exterior services are affected by wind, rain, lightning, snow, ice, freezing temperatures, extreme heat, water restrictions, and other environmental conditions. Squeaky Clean may delay, pause, reschedule, or modify service when conditions could affect safety, quality, equipment, or the property.

Light rain or other manageable conditions do not necessarily require cancellation. Squeaky Clean will determine whether the service can be performed safely and effectively.

10. Cancellations and Rescheduling

Customers should provide as much advance notice as reasonably possible when canceling or rescheduling an appointment.

Squeaky Clean reserves the right to charge a reasonable cancellation, mobilization, or service-call fee when a customer cancels with insufficient notice, is unavailable, denies access, fails to prepare the property, or prevents scheduled work after labor, equipment, or travel time has been committed.

Any cancellation fee will take into account the circumstances, work performed, travel incurred, equipment reserved, and whether the scheduled time could reasonably be reassigned.

Special-order materials, dedicated equipment rentals, deposits, and other nonrecoverable costs may be nonrefundable when disclosed in the applicable quote or agreement.

11. Payment Terms

Unless otherwise stated in writing, payment is due upon completion of the service or upon receipt of the invoice. Commercial accounts, recurring service plans, and specially approved customers may have different payment terms shown on their quote, contract, or invoice.

Customers agree to pay the approved service price, applicable taxes, authorized additional work, and any properly disclosed fees.

Squeaky Clean may require a deposit, progress payment, payment method on file, or full advance payment for certain services, large projects, specialty work, equipment reservations, or customers with an unpaid balance.

Payment may be made using the methods made available by Squeaky Clean, which may include credit card, debit card, bank payment, check, cash, or electronic payment through Jobber Payments.

The customer remains responsible for payment even when another person, tenant, property manager, insurer, employer, association, or third party was expected to pay.

12. Electronic and Automatic Payments

Electronic payments may be processed through Jobber Payments or another authorized third-party payment processor. The payment processor may collect, store, and process payment information according to its own terms and privacy practices.

Providing a payment method does not, by itself, authorize unlimited or unrelated charges. Squeaky Clean will charge a payment method only for an approved transaction, an amount due under an applicable service agreement, or an automatic or recurring payment arrangement separately authorized by the customer.

When a customer separately authorizes automatic payments, the customer authorizes Squeaky Clean and its payment processor to charge the designated payment method according to the amount, timing, frequency, and duration disclosed in the applicable quote, service plan, invoice arrangement, or electronic authorization.

The customer may request cancellation of future automatic payments by contacting Squeaky Clean. Cancellation of automatic payment authorization does not cancel completed services, erase an existing balance, or automatically terminate a recurring service agreement.

The customer is responsible for maintaining accurate billing and payment information and for promptly notifying Squeaky Clean of any unauthorized or incorrect charge.

13. Refunds and Payment Disputes

Because Squeaky Clean provides labor and property services, completed work is generally not refundable. If the customer believes a billing error or service issue occurred, the customer should contact us promptly so we can investigate and attempt to resolve the concern.

Any refund, credit, adjustment, or return visit will be determined based on the circumstances, the services performed, and applicable law.

Before initiating a chargeback or payment dispute, the customer is encouraged to contact Squeaky Clean directly. Nothing in these Terms prevents the customer from exercising rights available under applicable banking, card-network, or consumer-protection laws.

14. Window-Cleaning Conditions

Window-cleaning results depend on the age, condition, construction, coating, accessibility, and maintenance history of the glass and surrounding components.

Standard window cleaning is intended to remove ordinary dirt and residue. It may not remove permanent staining, mineral deposits, oxidation, scratches, failed seals, paint, silicone, adhesive, concrete, mortar, fabrication debris, chemical damage, or defects within the glass.

Interior and exterior window cleaning are separate services unless both are specifically listed. Tracks, frames, sills, screens, storm windows, skylights, chandeliers, ceiling fans, specialty glass, construction debris, and restoration work are included only when specifically stated.

15. Screens, Storm Windows, and Window Components

Screens, storm windows, removable panes, clips, latches, cranks, locks, seals, trim, frames, and other window components may become brittle, weakened, corroded, painted shut, or difficult to operate over time.

The customer should disclose known defects before service. Squeaky Clean is not responsible for failure caused primarily by age, deterioration, improper installation, prior damage, ordinary operation of a defective component, or a component that was already loose or unstable.

If a component appears likely to break or cause damage, we may leave it in place and omit the affected portion of the service.

16. Scratched, Damaged, or Defective Glass

Cleaning can reveal scratches, chips, cracks, failed seals, haze, mineral deposits, fabrication defects, coating failure, and other conditions that were previously hidden by dirt or residue.

Squeaky Clean is not responsible for preexisting scratches, defects, failed seals, internal condensation, distorted glass, coating failure, thermal stress, or damage caused by improper manufacturing, installation, maintenance, or prior cleaning.

Scrapers or specialty tools will be used only when reasonably appropriate. Certain tempered, coated, tinted, damaged, or defectively manufactured glass may carry an increased risk of scratching. Squeaky Clean may decline scraping or restoration work unless the customer separately approves the method and associated risk.

17. Hard-Water Deposits and Construction Debris

Removal of hard-water deposits, mineral staining, paint, silicone, stickers, adhesive, mortar, concrete, welding debris, or other construction residue is not included in standard window cleaning unless specifically listed.

Restoration or debris-removal work may require additional labor, chemicals, abrasives, blades, testing, and customer authorization. Complete removal cannot be guaranteed when the surface has been permanently etched, scratched, stained, oxidized, or chemically altered.

18. Exterior and Soft-Washing Services

Exterior-cleaning and soft-washing services may involve water, detergents, sodium hypochlorite, surfactants, pressure, brushing, rinsing, and other cleaning methods appropriate to the surface and condition.

The customer must disclose known leaks, unsealed openings, faulty windows, defective doors, damaged siding, failing paint, oxidation, loose trim, sensitive landscaping, outdoor electronics, untreated wood, specialty coatings, and other vulnerable surfaces.

Water may enter through faulty seals, improperly installed components, open windows, deteriorated caulking, vents, or preexisting openings. Squeaky Clean is not responsible for water intrusion caused primarily by such conditions.

Exterior cleaning may expose fading, oxidation, discoloration, mismatched paint, prior repairs, deterioration, organic staining, or other conditions hidden beneath dirt or growth.

Some stains and growth cannot be fully removed without risking surface damage. We may limit treatment, stop work, recommend restoration, or leave a stain partially visible when further cleaning would be unsafe or unreasonable.

Customers should close windows and doors, remove delicate outdoor items, identify sensitive plants, and keep people and animals away from the work area until it is safe to return.

19. Snow-Blowing and Snow-Removal Services

Snow service is limited to the areas, snowfall triggers, service frequency, and service level described in the applicable seasonal agreement, quote, or work order.

Service timing depends on snowfall duration, accumulation, wind, drifting, road conditions, equipment access, route conditions, municipal plowing, emergencies, and the number of customers requiring service.

Unless expressly guaranteed in writing, Squeaky Clean does not guarantee that a property will be cleared by a particular hour or before every departure, delivery, school opening, business opening, or municipal plow pass.

Snow removal reduces accumulation but does not guarantee bare, dry, or ice-free pavement. Compacted snow, freezing rain, refreezing, drifting, shaded areas, drainage, and temperature changes may create slippery conditions after service.

Salting, sanding, deicing, roof clearing, municipal sidewalks, fire hydrants, mailboxes, decks, steps, and other areas are not included unless specifically listed.

The customer is responsible for marking or disclosing curbs, landscaping, sprinkler heads, drain covers, low walls, decorations, cables, extension cords, toys, vehicles, gravel edges, and other objects that may be hidden by snow.

Squeaky Clean is not responsible for ordinary displacement of loose gravel, preexisting pavement damage, or damage to hidden and unmarked objects that could not reasonably be seen.

Customers and visitors remain responsible for using reasonable care when walking or driving on the property and for monitoring changing weather and surface conditions.

20. Preexisting Conditions

Squeaky Clean is not responsible for damage, failure, or deterioration caused primarily by preexisting conditions, age, weathering, improper installation, defective materials, prior repairs, neglect, hidden damage, structural movement, ordinary wear, or conditions outside our reasonable control.

Our employees may document visible conditions before, during, or after service. Failure to photograph or identify a condition does not establish that the condition was caused by our work.

21. Service Concerns and Satisfaction

Customers should inspect completed work when reasonably possible and notify Squeaky Clean promptly of any missed area or service concern.

We must be given a reasonable opportunity to inspect and, when appropriate, correct a reported service issue before the customer hires another company, alters the affected area, or demands reimbursement for third-party work.

A return visit or correction does not include new contamination, weather effects, conditions outside the approved scope, permanent staining, inaccessible areas, or defects that cleaning cannot correct.

22. Damage Claims

A customer who believes property was damaged during service should notify Squeaky Clean as soon as reasonably possible and provide photographs, descriptions, receipts, estimates, and access needed to investigate.

The customer must take reasonable steps to prevent additional damage. Repairs, replacements, disposal, or third-party work should not be authorized before Squeaky Clean has a reasonable opportunity to inspect, except when immediate action is reasonably necessary to protect people or property.

Squeaky Clean may choose, as appropriate, to clean, repair, replace, arrange professional repair, issue a reasonable credit, reimburse reasonable repair costs, or submit the matter to its insurer.

23. Limitation of Liability

To the fullest extent permitted by applicable law, Squeaky Clean will not be liable for indirect, incidental, special, exemplary, or consequential damages, including lost profits, lost use, lost business, or loss of data, arising from the services.

Nothing in these Terms excuses Squeaky Clean from responsibility that cannot legally be limited or excluded. Any limitation will apply only to the extent permitted by Michigan and federal law.

Squeaky Clean is not responsible for delay or failure caused by events outside its reasonable control, including severe weather, road closures, utility interruptions, equipment failure, labor shortages, emergencies, governmental actions, supply interruptions, or unsafe site conditions.

24. Electronic Communications

By providing an email address or telephone number, the customer agrees that Squeaky Clean may use that information for service-related communications, including estimates, scheduling, arrival updates, invoices, payment receipts, account notices, and customer-service messages.

Consent to receive service-related communications is not consent to receive unlawful marketing communications. Customers may request changes to their communication preferences, subject to communications reasonably necessary to administer active services or accounts.

Standard message and data rates may apply to text messages.

25. Privacy and Payment Information

Squeaky Clean may collect contact, property, scheduling, service, billing, and communication information reasonably needed to provide services, maintain records, process payments, and communicate with customers.

Payment information submitted electronically may be collected and stored by Jobber Payments, its payment processor, or another authorized provider. Squeaky Clean does not control every aspect of a third-party provider’s systems, terms, or privacy practices.

Squeaky Clean does not sell customer payment-card information. Information may be shared with employees, contractors, technology providers, payment processors, professional advisers, insurers, or authorities when reasonably necessary to provide services, process transactions, administer the business, protect legal rights, or comply with law.

26. Michigan Law

These Terms will be interpreted under the laws of the State of Michigan, without regard to conflict-of-law principles.

If any provision of these Terms is found unenforceable, the remaining provisions will remain in effect to the fullest extent permitted by law.

Squeaky Clean’s failure to enforce a provision on one occasion does not waive its right to enforce that provision later.

27. Changes to These Terms

Squeaky Clean may revise these Terms from time to time. The current version will be posted on this page with an updated revision date.

Unless otherwise required by law or agreed in writing, changes will apply prospectively and will not materially alter the terms of work already completed.
